Other than the patio which would probably be an issue with canadian winters and snow build up. Water damage etc. The house isn't all that special to be worth +4 mill in my opinion at least. I could get much bigger and more land etc for 4 mill anywhere else. Toronto pricing is out of control.

This decade's square boxes are aggressively out of sync with the other buildings in the neighbourhood. Also, having a flat roof is just asking for problems with leaks and mosquitoes.
